Should I Ask the Seller for a Rate Buydown Instead of a Price Reduction?

If you're buying a home in Snohomish County, you might automatically think getting the seller to lower the price is the best deal.

But that's not always the case.

Sometimes, negotiating a seller credit toward your interest rate or closing costs can have a bigger impact on your monthly payment than simply lowering the purchase price.

Why Seller Credits Matter Right Now

Buyers in Snohomish County have more homes to choose from than they did a year ago. Active inventory increased 39.3% year over year in August 2026, according to Northwest MLS.

That doesn't mean every seller will negotiate, but depending on the home and the seller's situation, buyers may have opportunities to ask for concessions.

Instead of only asking:

"How much can we get off the price?"

I also like to ask:

"How can we structure this offer to save you the most money?"

Price Reduction vs. Seller Credit

Let's use the current Snohomish County market as an example.

The median sales price in Snohomish County was approximately $724,500 in August 2026, according to Northwest MLS.

Imagine you're purchasing a home around that price.

You could negotiate a lower purchase price. But another option may be negotiating a seller credit that can be applied toward eligible closing costs or an interest-rate buydown, depending on your loan.

Why does that matter?

Because reducing the purchase price by $10,000 or $15,000 may not change your monthly mortgage payment as much as you might expect.

Using those negotiating dollars toward your financing could potentially create a more noticeable difference in your monthly payment.

So Which One Is Better?

There isn't one answer for every buyer.

Your interest rate, loan program, down payment, how long you plan to own the home, and the amount the seller is willing to contribute can all change the numbers.

That's why I prefer looking at the whole deal, not just the purchase price.

If we have an opportunity to negotiate with a seller, I want to understand where those dollars can benefit you the most. Your lender can then break down the financing options so you can see the numbers clearly before making a decision.
