If you’re looking for a waterfront home in Lake Stevens, it’s easy to start with the house.
How many bedrooms does it have? Has the kitchen been remodeled? How big is the home? What’s the asking price?
Those things matter. But as someone who was born and raised in Lake Stevens, I look at waterfront property a little differently.
You can change a house. You can’t easily change the beach or the lot.
When I’m helping someone look for the right Lake Stevens waterfront home, two of the biggest things I’m paying attention to are simple: Does it have good beachfront, and does it have a good lot?
Those two things can make a huge difference in how much you actually enjoy owning a home on the lake—and how buyers perceive its value when it comes time to sell.
Not Every Lake Stevens Waterfront Home Is the Same
Seeing “waterfront” in a listing doesn’t automatically mean it’s the waterfront you’ve been picturing.
There can be a big difference between properties on the lake. One home may have waterfront that feels usable and inviting, with a lot that makes you want to spend your entire summer outside. Another property may technically be waterfront but have characteristics that make using the lake less convenient.
That’s why I don’t recommend judging a waterfront property based only on the listing photos or the house itself.
When the right one comes along, you want to understand what you’re actually getting for the price.
I Pay Attention to the Beach and the Lot
For me, a great Lake Stevens waterfront property starts with good beachfront and a good lot.
The house is obviously important, but houses can be remodeled, updated, expanded or changed over time. The land and waterfront are different.
When you’re paying a premium to live on Lake Stevens, you should think carefully about the part of the property that makes it waterfront in the first place.
Is this the kind of beach where you’ll actually want to spend time?
Does the lot work for how you want to use the property?
Can you picture friends and family coming over in the summer and everyone enjoying being outside and on the water?
Those are questions I want my buyers thinking about before they get caught up in countertops, finishes or staging.
