I grew up in Lake Stevens.
So when people talk about how much this area has changed, I understand exactly what they mean.
There are roads I remember looking completely different.
Places that used to feel like the edge of town don’t really feel that way anymore.
New neighborhoods have appeared.
More people have moved here.
And if you’re thinking about buying a home in Lake Stevens today, there’s something I think is important to understand.
You’re not just buying into the Lake Stevens you see right now.
You’re buying into a city that’s still growing.
The growth isn’t really slowing down
Drive around Lake Stevens for a while and you’ll see it.
New homes.
New neighborhoods.
Land being prepared for development.
Areas that feel relatively quiet today but probably won’t look exactly the same several years from now.
And that’s not just something you notice from behind the wheel.
The City of Lake Stevens is actively planning for more housing over the next couple of decades.
The city’s 2024–2044 Comprehensive Plan is designed to accommodate continued population and housing growth, and it specifically calls for a wider variety of housing.
That includes traditional single-family homes, but also townhomes, multifamily housing, middle housing, mixed-use development, and accessory dwelling units.
In other words:
Lake Stevens isn’t finished growing.
And buyers should probably think about that before choosing where they want to live.
I don’t necessarily think that’s a bad thing
Growth tends to get talked about like it’s either completely good or completely bad.
I don’t think it’s that simple.
More housing means more people get an opportunity to live here.
It can also mean more businesses, services, infrastructure, and investment following that population.
But growth also changes things.
Traffic patterns change.
Open land gets developed.
Neighborhoods become more connected.
Areas that once felt rural can gradually feel more suburban.
That’s why I think buyers need to look beyond the house they’re considering.
I’d want to know what’s happening around it.
I’d pay attention to the empty land
This is something I think buyers overlook all the time.
You find a house you love.
You drive through the neighborhood.
There’s a big open area nearby.
Maybe some trees.
Maybe a field.
Maybe undeveloped property.
And you think:
“This is nice.”
It might stay that way.
It also might not.
If you’re buying in a growing community like Lake Stevens, I think it’s worth understanding what’s planned around you.
The city’s current planning process includes development applications and proposed housing projects, and those plans can give you a much better idea of what an area could eventually become.
That doesn’t mean I’d avoid a neighborhood because something is being built nearby.
I’d just want to know.
There’s a big difference between buying next to open land because you understand the future plans and buying next to it because you assumed nothing would ever change.
New housing is also going to look different
When people hear “new development,” I think they often picture another neighborhood filled with detached houses.
We’re going to see that.
But that isn’t the entire direction Lake Stevens is heading.
The city’s housing plans call for a broader mix of housing types and densities.
That means the Lake Stevens of the future will probably have more variety than the Lake Stevens many longtime residents remember.
More townhomes.
More multifamily options.
More middle housing.
More housing integrated around areas where people can access businesses, transportation, schools, parks, and other services.
For someone buying today, I think that’s worth paying attention to.
Because the type of neighborhood you want matters.
Some buyers want a larger lot and separation from their neighbors.
Others would happily trade some yard space for a newer home, easier maintenance, or better access to everyday conveniences.
Neither is wrong.
They’re just different versions of living here.
The part I’d think about most is everyday life
This is where I always come back to.
It’s easy to look at development through the lens of property values, construction, traffic, or how many homes are being built.
Those things matter.
But if I were buying in Lake Stevens today, I’d ask something simpler.
What is my everyday life going to look like here five or ten years from now?
How will I get to work?
Where will I grocery shop?
How close am I to the places I’ll actually use?
What’s being built around my neighborhood?
Will I still like this location if the surrounding area becomes busier?
Or am I actually excited about being somewhere that’s growing?
Those questions tell you much more than whether a house has the perfect kitchen.
Lake Stevens is changing
I’ve watched it happen for years.
And I think we’re going to keep watching it happen.
There will be people who miss what Lake Stevens used to be.
There will be people who are excited about what it’s becoming.
And there will be a lot of people somewhere in the middle.
I’m probably one of them.
Because growth always comes with tradeoffs.
But the reason people continue looking at Lake Stevens hasn’t really disappeared.
There’s still the lake.
There’s still access to the outdoors.
There’s still room that can be difficult to find closer to Seattle.
There’s still a community here that people genuinely want to be part of.
There’s just more happening around it now.
If I were buying here today
I wouldn’t try to predict exactly what Lake Stevens will look like in 2044.
Nobody can do that.
I’d simply make sure I wasn’t making my decision based only on what I could see today.
I’d look at the neighborhood.
I’d look at the surrounding land.
I’d look at what’s being planned nearby.
And then I’d ask myself:
Do I like where this part of Lake Stevens seems to be heading?
Because when you buy a home in a growing city, you’re making two decisions.
You’re choosing the place you’re buying today.
And you’re choosing the place it’s becoming.
If both of those feel right, that’s usually a much better reason to move forward.
