Which Side of Lake Stevens Is Best to Live On? A Local’s Guide to Different Parts of Lake Stevens

If you’re thinking about buying a home in Lake Stevens, one of the first things you’ll notice is that where you live around the lake can make a bigger difference than you might expect.
I’ve lived in Lake Stevens my entire life, and when buyers ask me, “What’s the best part of Lake Stevens to live in?” my answer is usually the same: there isn’t one side that’s best for everyone.
The right area depends on what matters most to you — your commute, how close you want to be to shopping, whether you prefer newer construction or an established neighborhood, and how important being close to the lake is to you.
Here’s how I explain the different parts of Lake Stevens to buyers.


West Lake Stevens & Frontier Village: Best for Convenience

If convenience and getting around are high on your list, the west side of Lake Stevens is worth looking at.
The Frontier Village/Lake Stevens Center area sits around Highway 9 and SR 204, putting shopping, groceries, restaurants and everyday services nearby. It also gives you convenient access toward Everett and the US-2 corridor.
The City of Lake Stevens actually identifies Lake Stevens Center as one of its major commercial areas, centered around the SR 9 and SR 204 intersection.
For buyers who commute regularly or simply don’t want to drive across town every time they need something, this part of Lake Stevens can make a lot of sense.
What you’ll typically find: Established neighborhoods, a variety of home ages and styles, townhomes in certain pockets, and newer development mixed throughout the area.
The trade-off: You’re closer to some of the busiest roads and commercial areas in Lake Stevens. I always recommend buyers visit a home during commute hours before making a decision because traffic and road noise can vary significantly from one street to another.

Downtown & North Lake Stevens: Best for the Classic Lake Stevens Feel

When people picture living in Lake Stevens, this is often closer to what they’re imagining.
Downtown puts you near the lake, North Cove Park and many of the community events that give Lake Stevens its small-town feel. You’ll also find older and more established neighborhoods mixed with updated homes and newer construction as you move farther away from the water.
If being able to get down to the lake, enjoy the parks and feel connected to the older part of Lake Stevens is important to you, I would definitely spend some time looking here.
The City has also identified downtown as an important area for future residential and commercial development, so this part of town will continue evolving.
What you’ll typically find: Established homes, unique properties, lake-view homes in certain locations and, of course, some of Lake Stevens’ waterfront properties.
The trade-off: Depending on exactly where you buy, getting to Highway 9 and the major commuter routes can take longer than it does from the west or south side.

South Lake Stevens & Cavalero: Best for Newer Neighborhoods and Access South

The south side of Lake Stevens has changed dramatically over the years.
Around Cavalero Hill, 20th Street SE and the southern Highway 9 corridor, you’ll find a lot of residential development and newer neighborhoods.
The City has specifically planned the 20th Street SE corridor for continued residential and commercial development, so this is another part of Lake Stevens that has grown significantly.
For buyers who like newer homes, modern floor plans, neighborhood sidewalks and more recently developed communities, I usually recommend including South Lake Stevens in the search.
It can also make sense for buyers whose daily routine takes them south toward Snohomish, Monroe or other communities along Highway 9.
What you’ll typically find: Newer subdivisions, larger modern homes, townhomes and a mix of established properties as you move toward the lake.
The trade-off: Some neighborhoods can feel more suburban and less connected to the lake itself. If the “lake-town” atmosphere is the main reason you’re moving here, location within South Lake Stevens matters.

East Lake Stevens: Best for Buyers Who Want a More Residential Feel

The east side is interesting because parts of it can feel very different from the Highway 9 side of town.
As you move around the eastern side of the lake, you’ll find established residential areas, properties closer to the water and neighborhoods that can feel removed from the larger commercial centers.
For buyers who don’t need to be next to Frontier Village every day and prefer being farther away from the Highway 9 corridor, this side deserves a look.
What you’ll typically find: A mix of older homes, established neighborhoods, larger lots in certain pockets, lake-view properties and homes closer to the shoreline.
The trade-off: Your commute can be the deciding factor. A house may only be a few miles away on a map, but driving around the lake or getting back to one of the main arterials can add time to your daily routine.

So, Which Side of Lake Stevens Should You Choose?

Here’s the simplest way I would break it down.
If commuting and convenience are your biggest priorities, start around West Lake Stevens and the Highway 9/Frontier Village area.
If you want the classic Lake Stevens experience and easy access to the lake and community events, look around Downtown and North Lake Stevens.
If you prefer newer homes and newer developments, spend time looking in South Lake Stevens and around Cavalero.
If you want a more residential setting away from the main commercial corridor, explore the east side and the neighborhoods surrounding the lake.
But there is one thing I tell buyers all the time: don’t choose your Lake Stevens neighborhood from a map.
Drive it.
Drive from the house to work at the time you’d actually commute. Go to the grocery store. Drive to the lake. See how long it takes to get to Highway 9. Visit the neighborhood during the day and again in the evening.
Two homes that are only a few miles apart in Lake Stevens can offer completely different day-to-day lifestyles.
